Technical Due Diligence

Due diligence of a technical nature of real estate projects provides critical insights on their true development status, likely completion timelines, quality of development, and financial health, among other aspects. While due diligence is a term with large number of connotations, we at KZEN focus on the following technical aspects when advising clients on due diligence related to real estate projects:

  • Approvals Due Diligence: Each real estate project requires approvals from various government departments and institutions at varying stages of development. This due diligence focuses on the status of development approvals that each project has received, their current validity status, and the approvals that may be pending / yet to be taken.
  • Development Due Diligence: This due diligence focuses on establishing the true development status of an under-construction real estate project. This includes estimated cost of project development, position of the project in the PERT chart with the concomitant estimated time to completion, cost estimate for project completion, and quality of development, among other aspects.
  • Quality Due Diligence: This type of due diligence focuses on the quality of development, whether ongoing, recently completed, or old. Here, structural stability, integrity, and safety tests are conducted of buildings and critical areas that may be construed as threat to life and poor quality of new construction, if any, are highlighted, among other aspects.
